  • Utility Annual Base Figures
  • Current Mortgage: Determination of Terms Including Payoff
  • Sales Prices of Comparable Properties
  • Listing Prices of Comparable Properties
  • An Estimate of Your Net Proceeds
  • Thorough Inspection of Your Property to Determine Its Value and Marketability
I will provide you with a realistic market analysis showing properties for sale and recently sold comparables. By analyzing these homes we can determine the fair market value of your home. I will then work out an Estimated Net Proceeds sheet so that you will know exactly how much money you will have when you leave the settlement table.

I will provide you with a list of tips on how to prepare your home for sale and ideas to help make your home showings leave an impact on potential buyers. I will tell you what buyers look for. Every agent who shows your property will be contacted to gather their customers' reactions to your property. I will relay those comments to you whether they are positive or negative. We need to work together to make your home the most saleable home in the neighborhood and get the best price!

Today's real estate market requires extensive marketing for premiere exposure. I believe marketing my listings and will personally advertise your home in addition to advertising provided on by Coldwell Banker Residential Brokerage. I have included a synopsis of my Marketing Program for you.
