1. Can I sell my house myself?
Yes - and about 15% of homeowners do. You, as seller, should realistically assess what is involved. Selling involves pricing, advertising including Internet marketing, understanding real estate regulations such as with contracts, and having your home available for potential buyers to see.

2. What are the benefits of having an agent?
A 2004 National Association of Realtors sponsored study indicated that Sellers using an agent sold their homes for 15.4% more than a for sale by owner. We are Realtors who are professionals in knowing sales trends, marketing for maximum exposure, attracting qualified buyers, and have knowledge that can sell your home for more money in less time.
3. What makes a house sell?
A successful sale requires attention to five critical considerations. These are: pricing (so that buyers see the value), terms, condition of the property, location, and utmost market exposure. A seller may have to overcompensate in one or more areas to gain a competitive edge in an attracting a buyer.

4. How can I enhance the appeal of my home?
Aesthetic appeal is important! The goal is to enhance buyer perception of your house. This begins at the street often referred to as curb appeal and continuing to the visual, smell, and aesthetic appeal as they approach and enter the house. Realtors are sales experts. We will guide you to make your house most appealing. The decision of cost incurred to make updates verses benefit in sale price should be considered. When we market your home there will be up to 30 pictures and a virtual tour on the "world wide web" - lets work together to make your house appealing to a qualified buyer.

5. How do I price my house?
Realistically, evaluating whether you want to risk pricing high, or setting a price that creates a sense of buyer urgency - seeing a house of such quality and value that they know they must act quick. We can assist you in determining where to price your house. We do this by showing you comparable houses in similar communities. We ask you to be our guest as we visit "for sale houses" that will help you determine what is the fair market value of one of your most valuable assets. Our goal is to assist you in setting a realistic price to get the highest price in the less number of days so that you can move to your next dream.

6. How will a buyer discover my home?

The Internet is the first source for 90% of buyers. It is a valuable search resource. Agents are the second vital source that will bring a buyer. A road sign is also a key buyer attraction. 7. When a contract is offered, do I have to accept it, how do I respond?
An offer is just that 'an offer.' We fully represent you and look out for your best interest and want the highest sales price for your house. We will evaluate the offer, special contingencies that might be in the contract, examine buyer qualifications, and determine a response with you.

8. Once this contract is accepted by me, how soon until settlement? We, along with you, hope quickly! A contract will normally have certain conditions that need to be satisfied before closing. These conditions might include home inspections, qualification for mortgage, buyer approval of HOA/Condominium rules (if your house is part of such). We monitor the contract conditions and consult with you to ensure the process toward settlement goes smoothly and advise you of any adverse circumstances become apparent that would threaten the contract. Settlement, or closing, usually occurs within 30-60 days.
9. How do I find an agent who's right for me?
Selling or buying a home is at once a big financial decision and very personal one. Important business and personal decision require a person who is knowledgeable - competent, trustworthy, honest, and of highest integrity. Gain referrals by talking to friends, interview agents to establish their knowledge of your community, market conditions, and their marketing record.
